Every offer you make with your agent lives in your dashboard — see counter-offers the moment they arrive and respond with a tap.

When you're ready to make a move on a property, your agent submits the offer — and from that moment, the whole negotiation is visible in your dashboard.

Where offers live

Sign in and open your dashboardOffers. Each offer shows the property, your offered amount, and its current status.

The negotiation, step by step

  1. You offer. Discuss the number with your agent (Ruth can help you sanity-check it against your budget first). Your agent submits it to the seller.
  2. The seller responds. Accepted, declined — or most commonly, a counter-offer at a new number.
  3. You respond. When a counter arrives, you'll be notified and it appears in your Offers tab, where you can:

- Accept the counter — agreement reached, and the paperwork begins. - Re-offer — come back with a different number and keep the conversation alive. - Decline and walk away.

  1. Repeat until you land on a number both sides can live with.

After acceptance

Your agent guides you into the formal steps — the sales agreement, deposit, and (if you're financing) the bank process. Documents that need your signature arrive in Documents, signable right on the site: see Sign Documents Online.

Advice from the trenches

  • Decide your walk-away number before the first counter arrives, not during.
  • Speed matters in a negotiation — notifications are your friend, so keep them on in Settings.
  • Questions mid-negotiation? Message your agent from the dashboard; the whole history is right there.
