Listing Your Property for Sale with CaribiDreams
The terms of selling with CaribiDreams — agency, the 5% commission, cancellation notice, and the title documents you need to provide.
Listing your property for sale with CaribiDreams means appointing us as your agent under a clear listing agreement. Here are the terms you agree to as the owner.
Agency and duration
- CaribiDreams acts as your agent for one (1) year, with the option to renew.
- The listing identifies the property by its location, Deed number, Survey Plan number, and area in square feet.
- All enquiries that reach you about the property must be referred to CaribiDreams.
Commission
- If a sale is transacted — by either CaribiDreams or by you — you agree to pay a commission of 5% of the selling price.
Forfeited deposits
- If a sale falls through where a deposit was given and you decide not to refund the deposit to the purchaser, you agree to pay CaribiDreams 35% of the amount collected.
- If the deposit is refunded to the intended purchaser, this 35% condition does not apply.
Advertised price
- The advertised price is the amount agreed in the listing (stated in EC dollars).
Cancelling the agreement
- Either party must give 60 days' written notice to cancel, unless CaribiDreams agrees to a shorter period.
- If you wish to cancel or remove the listing, a fee of EC$1,200.00 is payable to cover the administrative services rendered to advertise the property.
Title and documentation
- If you fail to provide valid title(s) and documentation relating to the sale, CaribiDreams is exempted from any compensation and legal proceedings.
